Violating the REALTOR code triggers disciplinary action through CREA and the local real estate boards, and the most impactful consequence is the loss of CREA and board membership. Once membership is lost, access to essential services—most notably the MLS system and other member benefits—is cut off. The MLS is central to how REALTORS list, search, and conduct transactions, so without access you can’t practice effectively within the REALTOR framework. Fines or suspensions may occur, but the practical, day-to-day impact is the removal of membership and MLS access. Government licensing is a separate regulatory matter and isn’t automatically affected by CREA disciplinary action.
